The latest home sale in The Village and Seascape oceanview condo buildings in South Redondo Beach was a pretty unusual 2 bedroom 2 bath condo located at 120 The Village #302 in the Seascape 2 complex.
It sold at a deeply discounted price. It was originally listed for $1,275,000 back in September and just closed escrow at $1,105,000.
The interior of the condo was very unusual. There were more varied floor surfaces than we could count and there were some unusual built ins (especially the bedroom) that took away a good portion of the limited space. The previous owner clearly customized the home and not always to most buyer’s tastes. It also had some challenges with the HOA as there was AC put in that the HOA was requiring beng removed.
They had lowered the price recently to $1,199,000….which we thought was a good purchased but quickly accepted a much lower offer. Congrats to the buyers as even though there are some projects, it was a very good price and purchase.

The latest sale in the Seacape and Village buildings in South Redondo Beach was a penthouse unit in the Seascape 2 complex.

Located at 110 The Village #501 this top floor unit enjoyed a 2nd floor loft that can be used as a bedroom or office, an extra 400 (ish) square feet and a 2nd deck with incredible views.
The penhouse units are rare as obviously tye’re only on the top floor so they usually get snatched up pretty quick.
This nicely updated condo was listed for $1,500,000 and sold for $1,650,000! So much for a slow market and rates keeping buyers away!

2 bedroom ocean view condo sells at a discounted $1,125,000 price
The latest sale in the Seacape and Village buildings in South Redondo Beach was a 3rd floor , 2 bedroom condo with some nice ocean and harbor views that sold somewhat under the radar and at a very favorable price for the buyers.
We’re not really sure of the details as it sold quietly with some unusual aspects. The property was originally listed in May for $1,099,000 with a reduced commission (hot topic these days). Later the same day they changed the price to $1,330,000. They then lowered the price to $1,299,000 about 2 months later and then pulled the home off of the market.
They relisted the home (same reduced commission) in August for $1,099,000 and it went into escrow a few weeks later.

Let’s take a look at the month that was in Redondo Beach.
October 2023 was a busier month for Redondo Beach real estate with 51 closed escrows compared to 40 in September. Price were quite a bit lower but that was due to a few multi million dollar home sales in September that drove up the average.
The average “list” price was $1,466,377 with the average sold price at $1,466,546 which is pretty incredible.
Homes averaged $881 a square foot. Homes that sold averaged 35 days on market before going into pending status.
