When you are considering selling your home you have a lot of choices.  There are many great agents out there to choose from… why do so many homeowners choose an agent that does so much less, yet charges the same 5% commission?  Other’s do the bare minimum….from listing photos taken on their phones, to zero marketing or advertising.  Every listing is a reflection on us…..we want to impress…our clients, buyers and even homeowners that might be looking for an agent.

Many agent work hard to get your business…then when the listing agreement is signed the effort drops just when you need your realtor to put in max effort and expertise.

Here’s just a bit of what we offer… the same commission rate as most realtors regardless of their level of professionalism.  We want your home and our listings to shine…..get buyers in the door, and ultimately sell at the highest price possible.

  • Professional photography – stunning pictures are the absolute centerpiece of any good marketing and presentation strategy.  We can’t imagine choosing a realtor that doesn’t present every listing with professional photography.  Your home will likely be found online….shouldn’t it look perfect?  Why would you hire a realtor that saves a few hundred dollars (for them) and takes pictures with their phone.
  • Home prep guidance – with just a bit of work, whether decluttering and depersonalizing the home, moving some furniture, painting or bigger projects….we are here to help
  • Free home staging*  – We are the only realtors that we’re aware of that provide free staging for up to a 4 bedroom house.  The savings can be upward of $6000 and we don’t charge our clients *staging is based on availability and whether it is in another home at the time.  There may be situations where we highly recommend a staging company/interior designer.
  • Pricing – Not only do we help accurately value your home, we help strategically price it.   Most of our listings sell over list price and usually with multiple offers.
  • Marketing and presentation – We do it all….from videos to professional photograpy, stunning print media, print and digital advertising, social media campaign…..most other realtors simply take the listing, snap some iPhone photos and post it on the MLS.

Commission rates in our area is generally 5% total and is customarily paid by the seller.  The realtor that an owner chooses can make a huge difference in the entire experience, from guidance on getting the home ready, properly and strategically pricing the home, to presentation and marketing strategies, to negotiation.  On top of all that there is the trust factor.

It’s surprising how often a home seller chooses a realtor simply because they know them or have heard of them  We strongly recommend that a seller find out about past listings….how they were marketed, what the agent offered, and how the process ultimately went.  You can learn a lot just by looking at some past (and hopefully recent) listings.
