What a week it’s been in Seascape 3.  We haven’t seen anything hit the market in months and then 2 very rarely sold townhome units list in the same week.  We mentioned Unit #112 just the other day.  That was the same size but in pretty original condition.  This latest listing…..unit #114 is a flipped unit that we’re very familiar with as it sold twice….just last year.  It was originally sold in it’s very original, and mirror centric self back in March of 2023 for $1,200,000.  It was renovated, remodeled and flipped and returned to the market 4 months later at $1,649,000.  It sold in August 2023 for $1,660,000.

Well now it’s back….this time listed at $1,749,000.  We’ll have to see if the market has increased to the current price in the past 11 months.   

The complex underwent a pretty major update to exteriors, walkways, balconies, etc in 2023 and the complex offers a very nice pool and spa area as well as some nice grassy areas and mature landscaping.

Seascape 3 sits directly behind “The Village” and the Redondo Beach pier and central to everything the beach has to offer.

Welcome to the real estate recap in Redondo Beach for the month of August.. There were 57 on market closed escrow compared with 50 in July, 42 in June, 58 in May. The average “list” price was $1,504,825 with the average selling price at $1,514,501.  This was a solid number but well below the July average which was about $100,000 higher.  The average dollar per foot was $889…down from $947 in July.  Homes averaged a fairly brief 30 days on market before going into escrow. Only 2 of the homes that sold were in the Village and Seascape. A one bedroom top floor condo at 620 The Village #309 closed at $741,000 and a 2 bedroom in Seascape 1 at 220 The Village #201 closed at $1,070,000.

As we rarely see two bedroom units hit the market in The Village condo buildings, it’s a bit surprising to see this one still on the market.  

The makeup of the Village is the same in every building and every floor.  The furthest east unit is a studio, all of the rest are one bedrooms and then only the furthest west units are 2 bedrooms.  That means there are only 6 per building and they rarely come up for sale.

640 The Village #216 is one of these units and as of 7/2 it’s now been on the market for 71 days.  The real estate market certainly seems to be cooling off a bit after years of being a “sellers” market but it’s still surprising.

The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.

The unit itself is a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices so it likely still has some work to be done down the road.

The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and harbor views.
