The newest additon to the beachfront condo market is a good one.  If truly feeling beachfront and oceanfront is the priority, the condos in 721 and 727 Esplanade are tough to beat.  Unfortunately units rarely come up in either.  This newest unit is on the 4th floor and the views are staggering.  You feel more like youre on a cruise ship high above the waves than you feel like you’re in a condo.

The condo is listed by Martha (Mimi) Alonso with RE/MAX Estate Properties.

The home shows on the tax records as a 3 bedroom but listed as a 2 bedroom + den/office.  The lower bedroom is spacious and private. 

The main level offers soaring ceilings with massive windows to capture the light and the incredible views out front.   Main level also features the galley style kitchen, oceanfront living and dining room as well as the office and laundry closet. 

The upstairs loft suite, accessible via a narrow spiral staircase, doesn’t quite feel like the primary due to it being somewhat open to the room below, but it offers a huge closet, bath and nice ocean views.  This level also features a private patio on the roof top deck (no views unfortunately)

The home slightly dated but we’re not sure that really matters as the features that feel a bit older don’t matter much when the views are what you’re paying for.

The amenities of Riviera shores are limited, but the complex does have a jacuzzi and sauna.  

The condo had been listed in 2019 for $1,600,000 but did not sell and was eventually pulled off of the market.

The newest additon to the beachfront condo market is actually not new, but relisted.  If the address sounds familiar it’s because it was on the market last year.  The home was pulled off of the market late 2023 and in somewhat of an unusual strategy they’ve raised the price from the previous $1,650,000 (that didn’t sell)

The condo is beautiful and the living room and the patio are the highlights. Oceanfront living room has gotten a nice update with stacked stone fireplace that has a beautiful beach look. The layout is a bit unusual as there bedrooms and living spaces are on different levels, but spaces are all nicely updated and remodeled and the views are incredible.  The ground level location makes for a very oversized patio to sit back, hear the sounds of the waves just outfront, and live the vacation lifestyle. 

As mentioned the condo was recently remodeled and includes beautiful wood floors, quartz countertops, updated lighting, built ins,, gas starting fireplace with a floor to ceiling stone front. All with a coastal inspired color palette.  

The condo last sold in 2020 for $1,325,000 with some, but not all, of the remodeling already done.

The latest condo to sell in The Village in Redondo Beach was a first floor unit at #110 that sold over list price.  The home was listed at $730,000 and just closed at $737,500.  We think that the seller did well on this as the home was in fairly original condition with some fairly dated flooring and likely work to be done by the new owner.

The condo was listed by Cari Corbalis & Forrest Graham of  Vista Sotheby’s International Realty.

One of the really nice features of the 640 building (and the 630 building) is that it has two levels of parking underneath, meaning every floor is basically the equivalent of a level higher in the other buildings.  Despite being on the first floor, this unit is roughly the elevation of a 2nd floor unit in the other buildings.  Higher elevation means bigger views and isn’t that what we’re here for?

Another benefit to the location is that only first floor units can have floors that are not carpeted.  While the current floors are tile which gives it a pretty dated look and feel, you can keep as is or install wood floors that would make all the difference in the world.  You can’t do that on floors 2 and 3.

One of the biggest sales of the month in Redondo Beach was actually a 2 bedroom condo with only 1600+ square feet!  Showing that it really is all about location, this penthouse condo was on the west side (truly oceanfront) in the Ocean Plaza building at 531 Esplanade.

The home was originally listed in late 2023 for a pretty unheard of price of $3,500,000.  The price was reduced to $3,250,000 and after about 3 1/2 months on the market it closed at $3,200,000.

The previous highest price ever was $2,595,000 although the unit at #915 was listed at $3,999,000 at one point (not surprisingly it didn’t sell)

This condo was a penthouse unit situated in the Ocean Plaza builiding which is the tallest in Redondo.  Most of the units in the building are on the north or south side so although the views can be impressive, they’re blocked in one direction or the other.   That was not the case with unit 916.  Situated on the front of the building this was truly beachfront living and every room in the condo has simply stunning ocean views.
