The newest listing in The Village is a top floor unit so that already makes it pretty appealing.  Beyond that we can’t tell much as the pictures don’t paint much of a picture. 

The home looks surprisingly updated in the bathroom area, but not much updating done anywhere else from the limited info that we have.  That said the third floor location is sure to have a broad appeal as they’re pretty rare.

The kitchen wall was removed at some point making for a much larger feeling and open space.  The rest of the kitchen and living room look pretty original, but some/much of the heavy lifting has been done.   One of the surprising features is a corner fireplace in the living room which is very rare (I have only seen one other fireplace)  Certain things are only possible on the top floor so this appears to be one of them.  As it clearly was done long ago so it may not be able to be duplicated.

As with all Village condos there is a nice deck and the third floor location makes for some nice pier and ocean views.  The deck can be accessed through either the living room or bedroom sliders.

One thing to note is that the first picture below does not appear to be taken from the unit or even the 620 building….it appears to be from the 630 building.  The second picture appears to be from the unit.

As we rarely see two bedroom units hit the market in The Village condo buildings, it’s a bit surprising to see this one still on the market.  

The makeup of the Village is the same in every building and every floor.  The furthest east unit is a studio, all of the rest are one bedrooms and then only the furthest west units are 2 bedrooms.  That means there are only 6 per building and they rarely come up for sale.

640 The Village #216 is one of these units and as of 7/2 it’s now been on the market for 71 days.  The real estate market certainly seems to be cooling off a bit after years of being a “sellers” market but it’s still surprising.

The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.

The unit itself is a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices so it likely still has some work to be done down the road.

The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and harbor views.

Summer Concerts on the Pier are Starting this Week!

Every Thursday & Saturday from July 4 - August 31st from 6-8 PM.

Now that the weather has finally decided that it’s summer….it’s time to head out into the great outdoors.  Not only are the beaches a good destination but there are always activities to take full advantage of our incredible weather.

One of our favorites is the summer concert series on the Redondo Beach pier is once again ramping up and with the now awesome weather….it’s going to be tough to beat.  The concerts take place every Thursday and Saturday from 6:00pm – 8:00pm and are presented by the Redondo Pier Association and Memorial Care Miller Children’s & Women’s Hospital Long Beach.  The location is pretty hard to miss as it’s over the water(follow the crowd….and the music)

There is no charge for admission so come on down to the pier with friends and family.  They request no pets, no alcohol, no bikes.

It’s not just about the music as it’s a real community event and always has a great vibe.  The bands range from tribute bands (on Thursdays) to bands covering music from certain eras so there’s sure to be something that catches your attention.  The concerts start this Thursday, July 4 and ends on August 31st.  Seating is not provided so best to bring beach chairs and blankets (and something warm….still gets chilly in the evening with the beach breeze.

We’re usually keenly aware of recent home sales in the Village and Seascape buildings but somehow 140 The Village #101 in Seascape 3 sold quitely.

This condo was listed by Liz Cotton of Re/Max Estate Properties.

The condo was a 2 bedroom 2 bath elevated 1st floor condo located at 140 The Village #101.  The home was somewhat upgraded with newer kitchen and bathroom counters and a few other minor updates.  

The home was orginally listed in Janury of this year at $1,149,000, went into escrow, but then fell out in April.  At that point the price was reduced to $1,099,000 and went into escrow about a week later.  The home sold at $1,099,000.

The amenities in Seascape 2 include a very nice pool and spa deck, small fitness room, on site manager and gated access.

All of this is located just east of the pier and King Harbor and next to Czuleger Park.
