The newest additon to the beachfront condo market is actually not new, but relisted.  If the address sounds familiar it’s because it was on the market last year.  The home was pulled off of the market late 2023 and in somewhat of an unusual strategy they’ve raised the price from the previous $1,650,000 (that didn’t sell)

The condo is beautiful and the living room and the patio are the highlights. Oceanfront living room has gotten a nice update with stacked stone fireplace that has a beautiful beach look. The layout is a bit unusual as there bedrooms and living spaces are on different levels, but spaces are all nicely updated and remodeled and the views are incredible.  The ground level location makes for a very oversized patio to sit back, hear the sounds of the waves just outfront, and live the vacation lifestyle. 

As mentioned the condo was recently remodeled and includes beautiful wood floors, quartz countertops, updated lighting, built ins,, gas starting fireplace with a floor to ceiling stone front. All with a coastal inspired color palette.  

The condo last sold in 2020 for $1,325,000 with some, but not all, of the remodeling already done.

The latest condo to sell in The Village in Redondo Beach was a first floor unit at #110 that sold over list price.  The home was listed at $730,000 and just closed at $737,500.  We think that the seller did well on this as the home was in fairly original condition with some fairly dated flooring and likely work to be done by the new owner.

The condo was listed by Cari Corbalis & Forrest Graham of  Vista Sotheby’s International Realty.

One of the really nice features of the 640 building (and the 630 building) is that it has two levels of parking underneath, meaning every floor is basically the equivalent of a level higher in the other buildings.  Despite being on the first floor, this unit is roughly the elevation of a 2nd floor unit in the other buildings.  Higher elevation means bigger views and isn’t that what we’re here for?

Another benefit to the location is that only first floor units can have floors that are not carpeted.  While the current floors are tile which gives it a pretty dated look and feel, you can keep as is or install wood floors that would make all the difference in the world.  You can’t do that on floors 2 and 3.

Overall this condo could use a bit of a refresh but 1st floor units in the 640 buidling are always worth a look and the condo is priced accordingly.

The latest sale in the Seascape and Village condo complexes in South Redondo Beach was a good one.  The 1st floor condo still offered a nice view but we were a bit surprised that it sold this high.  The condo was listed at $1,200,000 and sold for $1,300,000.  We anticipated it selling somewhere in between those numbers.

120 The Village #101 was a very nicely updated condo in Seascape 2.  The single level condo was a first floor unit but as it’s in the 120 building on the north side it’s over the driveway and parking entrance so it offered a  much more expansive view than you would think when you hear 1st floor.  It was  also a corner unit giving it more light and windows to take in the views and beach breezes.

As mentioned the home had been nicely updated with bamboo hardwood floors throughout, newer kitchen with beautiful cabinetry, granite counters and stainless appliances (other than oven which is white).  The bathrooms are not quite as updated but very nicely done as well.

Community amenities include a really nice pool and spa deck, small fitness room, gated and secure parking and entry and onsite manager.

110 The Village #503 is a rare top floor penthouse that not only has the advantages of bigger views and nobody above…..but only the penthouse units offer a upper floor loft and deck making them much larger than anything else in the buildings.  If that’s not enough, the loft above means that the living spaces offer soaring ceilings with huge windows to capture the incredible views.  Although it’s not our listing you can probably tell that we’re big fans of the top floor units.

This beautiful condo has been nicely updated and upgraded over the years.  The spacious kitchen features quartz countertops, newer white cabinetry, stainless steel appliances and more.  The living room offers wood like vinyl flooring, wood burning fireplace, new lighting and, of course, the big views.

Both bedrooms and baths are on the main level (so only stairs involved are up to the loft) and primary features a bit of an open view and lots of light.
