Welcome to the February recap for home sales and home prices in Redondo Beach

February was another slower month for Redondo Beach real estate with only 33 homes closing escrow….but that was a big improvement from the record low 21 in January.

The average “asking” price was $1,396,724 with the average sold price at $1,383,197 which meant that homes generally sold below the asking price.  

Homes averaged $858 a square foot and 48 days on market before going into escrow.

One of the sales was in The Village and another sale in Seascape 3.

640 The Village #214 Lists for The Highest Price Ever

The real estate market in Redondo Beach is alive and well given that a few recent condo listings quickly went into escrow.  We’re going to seeocean view condos in The Village just how hot the market is with the newest listing at 640 The Village #214.  This one bedroom is the highest priced listing by a wide margin.

Listed at $899,000 if it sells anywhere near this price, it would be the highest priced 1 bedroom condo sale in the Village of all time…..by a considerable amount.

The condos in The Village all have the same layout and same square footage so they’re generally pretty comparable…..with some definite differences including views, location in the building etc.   This is a 2nd floor condo in the 640 the Village so it’s equivalent to a 3rd floor in other buildings (however there is more value in 3rd floor as there is nobody above)

The two previous highest condo sales (and only 1 bedrooms ever to sell over $800,000) were at 620 The Village #312 (top floor unit) which sold for $800,000 on 8/2/22 and 630 The Village #112 which sold for $805,000 on 4/12/22.   The first was a top floor unit which always sells for more and the 2nd…..well we’re not sure how or why that sold for the record as it’s a first floor condo.

At $899,000 this condo is priced at $1,452 a square foot which is already way higher than the $1,300 (ish) a square foot the two previous highest sales were at.  Average price per foot for all one bedrooms sold in 2022 was $1177.

The condo has been nicely updated and has fantastic views.  The condo also has hardwood floors which we’ve never seen in a 2nd or 3rd floor unit (…..we’ll just leave it at that)

Having said that it’s going to be a real challenge to see this sell.

If oceanfront living is your dream (who doesn’t want to live oceanfront) than this is a pretty ideal landing spot.  Just listed by Cari Corbalis & Brittney Austin – Vista Sotheby’s International Realty, this 1st floor condo has been extensively remodeled and is ideally located.  The updates and upgrades give this one bedroom condo a casual beach vibe and perfectly matches the view.

The Sand Castle is made of up of two separate buildings.  The front building has floors 1-4.  The back building sits higher with floors 5-8 (fifth floor has very limited views).  The first floor doesn’t always have stunning views as the terrain out front is slanted so some units only have limited views…..not 111 which has incredible views and the bonus is that the first floor location means a gate straight to the beach.  No hallways and stairs to get to the beach access…..just walk out front.

Our Latest Condo Sale in Seascape 3 at 520 The Village

Our most recent condo sale in Redondo Beach was a beautiful ocean view 2 bedroom condo in the Seascape 3 building located at 520 TheSeascape 3 condoos Village #213, Redondo Beach CA 90277.

The condo was originally priced at  $1,149,000.  We were able to negotiate the price to $1,089,000 and had the sellers to agree to pay the $50k+ special assessment prior to close of escrow.

It’s an end unit so the great news is that it has extra windows making for a very bright interior…..the downside is that it’s the unit closest to fairly busy Catalina Ave so it’s a bit busy out the back bedroom window.  It has a decent ocean view from the balcony but no real view from inside the unit.

It was a very slow month for Redondo Beach real estate with only 34 on MLS home sales….but December is traditionally the slowest month of the year.

The average “list” price was an impressive $1,550,615 with the average sold price at $1,526,526 which meant that homes generally sold a bit below the asking price.

Homes averages $813 a square foot and averaged a fairly brief 32 days on market before going into pending status.
