Big Views and lots and lots of tile – Seascape 2 condo sells for $1,275,000
One of the most recent closed sales in South Redondo Beach was a 2 bedroom condo in Seascape 2 that just closed for $1,275,000. It offered some really nice views and lots and lots of stone! These previous owners must have really liked shiny surfaces with tile floors everywhere and an abundance of mirrors as well. We know how that can be a struggle sometimes as sellers think the stone and tile add to the value whereas the reality is usually a buyer wondering how much it will cost to remove and replace.
That being said 120 The Village #201 had a nice layout with some great ocean and harbor views and we think that the buyers got a great price for the location and views in the complex.
Seascape 2 has an active issue with one of the buildings in the complex that is undergoing extensive repair making loans a challenge and all cash offers close to a necessity slowing sales a bit. There was a recent assessment and HOA fees are definitely high. The complex offers a nice pool and spa area along with small gym and a great locations.

Just hitting the market in South Redondo Beach is a rare 410 square foot studio in The Village. The home was remodeled and has a nice clean kitchen that has been opened up to the main area to give it a better sense of space than you would think given the size. Priced at $679,000 the condo is definitely on the high end but with the crazy market we’ll have to wait and see whether buyers are willing to pay that much of a premium.
The Village complex is one of our favorites. Landscaped grounds, both “owners” pool, spa and BBQ areas as well as access to the adjacent Ocean Club amenities makes for a great resort feel. All of this located just east of the pier and minutes to the beach and bike path.

There hasn’t been too much sales or listing activity lately in The Village and the only home sale in June was at 640 The Village #109. This was a first floor unit but as we’ve mentioned in the past the 630 and 640 buildings have two levels of parking underneath so the levels are higher than in other buildings.
We’re not aware of the whole story but the home basically sold off market. It only shows 2 days on market, sold at list price and agent represented buyer and seller so we’re assuming that it being on the MLS at all was due to a contractual obligation.
The condo was very nicely remodeled with a great beach look an feel.

It was a great month for home sales and especially home prices in Redondo Beach during June.
It was a solid month in terms of the number of homes sold for Redondo Beach real estate with 54 home sales in June compared with 62 in May.
Prices were impressive to say the least! The average “listing” price was $1,594,072 with the average sold price at $1,629,221 meaning that once again homes generally sold above the list price.
The average price per foot of the sold homes was $972 a square foot which was $110 more then in May. Homes that sold averaged only 26 days on market before going pending.

Welcome to the 2022 real estate market recap for condo sales in The Village Redondo Beach and Seascapes 1, 2 and 3. Overall it was a fantastic year for both the number of home sales and the prices that they sold for.
There were 29 on market condo sales in this area of South Redondo Beach. The average list price was $890,014 with the average sold price at $905,784 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price towards the end of 2022.
The average price per square foot was $1076 and homes averaged 22 days on the market before going into escrow. Take a look below at all of the homes that sold in The Village and Seascape.
Our most recent condo sale in Redondo Beach was a beautiful ocean view 1 bedroom condo in The Village located at 640 The Village #104, Redondo Beach CA 90277.
The condo was scheduled to hit the market in mid January after doing some updating and upgrading, but the sellers asked that we try to find a buyer prior to doing any renovation. We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.
Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking so they’re almost a full story higher than the other buildings.
