The newest listing in the Seacape and Village buildings in South Redondo Beach is a 1st floor two bedroom condo located at 520 The Village #109. This is in the Seascape 3 complex which just underwent major repairs and enhancements and is looking the best it’s looked in a long time.
The condo itself is on the north side of the building and on the 1st floor so it does get some ocean views but the views are quite limited as the trees and buildings to the west block much of it and the units facing north already have the views at somewhat of an angle. The condo has been nicely updated although the very limited pictures don’t show much of the interior spaces so it’s a bit hard to tell how extensive updates have been.
It’s listed fairly appropriately around the $1,250,000 market although that may be a bit on the high side given the lack of view. Seascape 3 doesn’t offer a ton of amenities but it does have a nice pool and spa that’s in the center of the complex.

Just hitting the market in South Redondo Beach is a rare 410 square foot studio in The Village. The home was remodeled and has a nice clean kitchen that has been opened up to the main area to give it a better sense of space than you would think given the size. Priced at $679,000 the condo is definitely on the high end but with the crazy market we’ll have to wait and see whether buyers are willing to pay that much of a premium.
The Village complex is one of our favorites. Landscaped grounds, both “owners” pool, spa and BBQ areas as well as access to the adjacent Ocean Club amenities makes for a great resort feel. All of this located just east of the pier and minutes to the beach and bike path.

Flipped Townhome Lists for $1,649,000 in Seascape 3
The newest listing to hit the market in and around The Village is a fairly rare townhome style unit (nobody above or below) in Seascape 3. If this address sounds familiar it’s because it is. This same townhome, looking VERY different, just sold at the end of March for $1.2M. In it’s former iteration it was like a fun house we mirrors and oddities everywhere.
An investor bought the property and did some fairly extensive renovation from all of the flooring, kitchens, bathrooms, fireplaces and more. The only remnant are the same paneled ceilings and the mirrored storage closet (not sure why they were mirrored in the first place and not sure why they were left this way) The home is big……almost 3,000 square feet so it’s certainly unlike anything else in any of the Seascape or Village buildings.
The home has a nice clean look and feel that now feels like a home should be near the beach.

There hasn’t been too much sales or listing activity lately in The Village and the only home sale in June was at 640 The Village #109. This was a first floor unit but as we’ve mentioned in the past the 630 and 640 buildings have two levels of parking underneath so the levels are higher than in other buildings.
We’re not aware of the whole story but the home basically sold off market. It only shows 2 days on market, sold at list price and agent represented buyer and seller so we’re assuming that it being on the MLS at all was due to a contractual obligation.
The condo was very nicely remodeled with a great beach look an feel.

It was a great month for home sales and especially home prices in Redondo Beach during June.
It was a solid month in terms of the number of homes sold for Redondo Beach real estate with 54 home sales in June compared with 62 in May.
Prices were impressive to say the least! The average “listing” price was $1,594,072 with the average sold price at $1,629,221 meaning that once again homes generally sold above the list price.
The average price per foot of the sold homes was $972 a square foot which was $110 more then in May. Homes that sold averaged only 26 days on market before going pending.
