Let’s take a look at the January real estate market in Redondo Beach California…..by the numbers. January 2022 was a slow month in terms of the number of closed escrows with only 38 in market homes, townhomes and condos selling to start the year., but the prices were impressive with a median sales price of $1,337,000. Currently the only condo on the market in The Village and Seascapes is a top floor 2 bedroom unit in Seascape 1. Although Seascape One is just behind the Redondo Pier, it’s actually the only building in which some units face east. 240 The Village is a very nicely done condo with views of the open greenspace but unfortunately no ocean view.
Due to hit the market next week, 650 The Village #206 is a one bedroom condo on the 2nd floor offering some fairly nice ocean views. The condo has been nicely remodeled and the kitchen wall opened a bit to allow more light than the original layout. Both the kitchen and bathroom have been remodeled and the condo has a nice coastal feel.
We had seen this condo hit the market back in the late fall and after about a month on the market it was pulled off to do some work. It’s back on the market after about a month with a new look, some upgrades and enhancements and staging. It also has a new price of $1,025,000 (was originally lised in October for around $970,000 and then reduced a bit later to $940,000. The biggest challenge for the unit is the first floor location as it has a very limited view….but does have some ocean view.
With only active 19 homes for sale in all of Redondo Beach, it’s nice to see that one of them is in The Village. There had been a rare studio in the 630 The Village building but that’s now in escrow. This latest addition is a ground floor unit in 650 The Village. It’s been nicely remodeled and the kitchen wall facing the living room has been removed (not sure how as usually only 3rd floor units can remove the whole wall) so it has a nice open feel. As only 1st floor condos can have hardwood floors that’s the tradeoff….views are not as good but flooring is upgraded. The $678,000 list price is pretty high for a first floor unit but given that there’s high demand and almost nothing to buy, this could likely end up in that vicinity. The last 1st floor 1 bedroom sold in April for $629,000 but in this real estate market…..that was a long time ago.
