As we rarely see two bedroom units hit the market in The Village condo buildings, it’s a bit surprising to see this one still on the market.  

The makeup of the Village is the same in every building and every floor.  The furthest east unit is a studio, all of the rest are one bedrooms and then only the furthest west units are 2 bedrooms.  That means there are only 6 per building and they rarely come up for sale.

640 The Village #216 is one of these units and as of 7/2 it’s now been on the market for 71 days.  The real estate market certainly seems to be cooling off a bit after years of being a “sellers” market but it’s still surprising.

The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.

The unit itself is a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices so it likely still has some work to be done down the road.

The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and harbor views.

Welcome to the month that was for home sales in Redondo Beach California.

There were 50 home, townhome and condo sales compared with 42 in June, 58 in May and a really impressive 69 in April.  

The average asking price was $1,619,988 with the average sold price at $1,608,980 which was pretty on track, although well below the unusually high average of $1,837,048 in June

Homes averaged $947 per square foot and the average days on market for the homes that sold was a very short 21 before going into escrow.

Of the 50 homes that sold, 2 were condos in The Village and 2 were on the Esplanade….one in the Sand Castle building at 615 Esplanade and the other in Ocean Plaza at 531 Esplanade.

Well we’ve really never seen anything like this it took us a minute to even realize the situation as all we noticed was the price at first.  The Sand Castle, located at 615 Esplanade in South Redondo doesn’t have 4 bedroom units….until now.  #412 is actually two merged 2 bedroom penthouse units to make one unicorn type condo with twice the bedrooms, twice the square footage and pretty much twice everything (other than kitchen)

The location is tough to beat as the 4th floor means the top level of the front building so this one feel like you’re right on the sand with nothing but beach and ocean out front.

It also happens to be a corner unit(s) so it’s even bigger than usual with a second huge balcony and incredible square footage.

The home has been beautifully updated and remodeled with a real coastal/nautical vibe matched only by the views out front.   This home is definitely not like the others……

If you happen to be in the beachfront or oceanfront condo market in South Redondo Beach there are definitely some choices for you as there are now 4 condos for sale just in the Sand Castle building which is located at 615 Esplanade. The configuration of the Sand Castle requires a bit of info as there are two buildings so most views are unbelievable but some are limited. The front (beach fronting) building has floors 1-4 so other than a few 1st floor units that are somewhat blocked by the sloping terrain in front, the units in this building are really oceanfront. The rear building offers floors 5-8 with the 5th floor being blocked considerably but the roof of the front building. The 6th floor has great ocean views but not really direct sand views. So higher isn’t necessarily better in the Sand Castle, but every unit has some true ocean views.

The newest listing in The Village is a top floor unit so that already makes it pretty appealing.  Beyond that we can’t tell much as the pictures don’t paint much of a picture. 

The home looks surprisingly updated in the bathroom area, but not much updating done anywhere else from the limited info that we have.  That said the third floor location is sure to have a broad appeal as they’re pretty rare.

The kitchen wall was removed at some point making for a much larger feeling and open space.  The rest of the kitchen and living room look pretty original, but some/much of the heavy lifting has been done.   One of the surprising features is a corner fireplace in the living room which is very rare (I have only seen one other fireplace)  Certain things are only possible on the top floor so this appears to be one of them.  As it clearly was done long ago so it may not be able to be duplicated.

As with all Village condos there is a nice deck and the third floor location makes for some nice pier and ocean views.  The deck can be accessed through either the living room or bedroom sliders.

One thing to note is that the first picture below does not appear to be taken from the unit or even the 620 building….it appears to be from the 630 building.  The second picture appears to be from the unit.
