The newest addition to the oceanview condo market in Redondo Beach CA is 2 bedroom 2nd floor condo located in Seascape 3 at 520 The
Village. Although it’s a bit dated with tile countertops and older cabinets in the bathrooms, it’s in very nice condition. It’s an end unit so the great news is that it has extra windows making for a very bright interior…..the downside is that it’s the unit closest to fairly busy Catalina Ave so it’s a bit busy out the back bedroom window. It has a decent ocean view from the balcony but no real view from inside the unit. HOAs are always high in Seascape 3 and there’s an approximately $50K per unit special assessment that the seller isn’t planning on paying so that needs to be factored into value.

of $1,000,000. As with all of the 2 bedroom condos this is the furthest west and closest to the water so the views are usually much better and more direct than the one bedrooms. This home was listed at $1,500,000 back in 2021 but didn’t appear to really be for sale at the time and the sellers had other reasons for listing at that price point. Given that the last 2 two bedroom condos sold for $1,100,000 and $1,147,000 we think this will sell pretty quickly.
The top floor location always means slightly better views than the equivalent unit below but it is towards the very back of the building (odd number units go from 301-317 with the higher numbers closer to the water) so not as big a view as top floor units further forward enjoy.
610 – 660 The Village. The rarer ones are in the townhome buildings. These consist of both multi level townhomes as well as single level condos below which are pretty rare. They were originally built as studios but most have been converted to 1 bedroom units. While rare there are actually two on the market at the moment. 680 The Village is priced at $750,000 which will be a good indication of where the market is currently at and whether things have cooled a bit. The last sale of a similar unit was the same price toward the end of 2021. At $750,000 it’s drastically less than the other 
location and unit number (higher the number closer to the water) means that this one has a tremendous harbor and ocean view compared with most units. In our opinion this one definitely is going to sell VERY quickly. Top floor condos sell for a premium with nobody above and a better view than even a level below. Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light.
