The newest addition to the oceanview condo market in Redondo Beach CA is a top floor one bedroom with an asking price of $735,000. The top floor location always means slightly better views than the equivalent unit below but it is towards the very back of the building (odd number units go from 301-317 with the higher numbers closer to the water) so not as big a view as top floor units further forward enjoy.
Although we have yet to go through, it appears to be in decent shape but is very original with no real upgrades or remodeling over the years.
Given that the last two units sold at $760,000 and $805,000 we feel that this unit is priced appropriately.

There are two sections of “The Village Condos and Townhomes”. The units that we frequently see for sale are in the condo buildings from 610 – 660 The Village. The rarer ones are in the townhome buildings. These consist of both multi level townhomes as well as single level condos below which are pretty rare. They were originally built as studios but most have been converted to 1 bedroom units. While rare there are actually two on the market at the moment. 680 The Village is priced at $750,000 which will be a good indication of where the market is currently at and whether things have cooled a bit. The last sale of a similar unit was the same price toward the end of 2021. At $750,000 it’s drastically less than the other condo located at 672 The Village and priced at almost $844,000. It’s hard to envision that one selling but it is a nice unit with good views. Having said that it’s hard to see it selling.

The newest condo to hit the market in The Village Redondo Beach is a beautiful 1 bedroom updated condo. The combination of top floor location and unit number (higher the number closer to the water) means that this one has a tremendous harbor and ocean view compared with most units. In our opinion this one definitely is going to sell VERY quickly. Top floor condos sell for a premium with nobody above and a better view than even a level below. Another really nice feature of 3rd floor units is that the kitchen wall that was in the original build (people liked to separate living spaces back then) has been completely removed making for a much more open layout and loads more light. The one just below at 620 The Village #212 just listed for $789,000 and this is superior in every way…… priced at $785,000 will have huge appeal and will likely sell quickly with multiple offers.

One of the most recent sales in The Village in Redondo Beach was a fairly rare two bedroom condo that was listed at $1,099,000 and sold at an impressive $1,147,000. The unit was in great shape and had a great coastal look and feel but the sales price was still surprising given the limited view. As the 2 bedroom condos (6 per building) are always on the west side they have the best views of the floor. The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and the 620 building is one of them. One benefit to the first floor is that it’s the only floor that owners can have hardwood floors throughout.
One of the most recent sales in the Seacape and Village oceanview condo complexes was a 2 bedroom first floor unit in Seascape 3. There hasn’t been much on the market lately and this is one of the only homes that have sold in a little while. The condo was nice and clean but needed some updating and had a bit of an original feel. The views were decent although certainly a concern that they could be partially blocked by trees or the future Redondo Pier redevelopement….if and when that ever happens. The home was listed at $995,000 and had several offers and closed at $1,150,000 to an all cash buyer.
The average “list” price for the homes that sold was $1,474,590 with the average sold price at $1,611,603 meaning that, in general, homes sold DRAMATICALLY higher than the list price.
