If the address of this latest listing sounds familiar, it likely is. 650 The Village #108 was on the market for almost a year….from September 2023 to August 2024 at $850,000 and then pulled off. It’s back on the market in late 2025
It is now priced at $880,000 which seems very challenging given the highest sale price of 2025 in The Village for a 1 bedroom was $799,000 for a 2nd floor unit in the 660 building. There is also 650 The Village #108 (same building but lower floor less view) currently for sale at $749,000.

There is currently no listing description but based on the photos and our past tour, the home is in good shape with some updating done in the kitchen and bathroom. The view from the second level is a bit better than the photos convey but it is towards the rear of the building.
The Village has a nice pool and spa area but also has access to the resort level facilities of the adjacent Ocean Club including fitness center, pool and spa, deli/market and harbor view outdoor deck.

The newest listing to hit the South Redondo market is actually a home coming back on the market. The home was listed for $719,000 earlier this year, but the owners decided to remodel and relist….now at $749,000.

The newest listing in The Village and Seascape condos is a 1st floor unit with a bit of an ocean view in Seascape 3.
The condo is co-listed by Gabrielle Herendeen & Ramsey Ramirez of Estate Properties.
The layout is pretty standard for Seascape 3 with angular wall separating the living nd primary, one of the bedrooms to the rear of the unit and the other sitting on the side of the living room with a large balcony extending to both the bedroom and living room. The low location in the building means limited ocean views that are somewhat susceptible to being blocked by trees when not recently trimmed. That said there is some ocean and harbor views to be had and sunsets are still spectacular.
The home has been updated over the years with bamboo floors,automated blinds, an updated kitchen with stainless appliances, an abundance of cabinet space, granite countertops and in unit stackable laundry closet.
HOA fees are pretty high in Seascape 3 but not entirely unusual for ocean close buildings. The complex offers a nicely landscaped courtyard surrounding the beautiful pool and jacuzzi deck. The unit offers 2 side by side spots in the gated subterrenean garage.

The newest ocean view listing in South Redondo is a 3rd floor condo in Seascape 3 priced at $1,450,000

The condo offers pretty sweeping ocean views and has been upgraded over the years. The colors and updates feel pretty custom so may not be to everyone’s taste but the home is in great shape and all the heavy lifting has been done. And oh yeah…..the views.
Seascape 2 has a very nice central courtyard area hosting the beautiful pool and jacuzz and some nice grass areas. #307 offers two side-by-side parking spots. HOA is on the high side (despite the recent special assessment) but does include earthquake insurance and master insurance policy, water, trash and sewer.
In our opinion the home is priced appropriately although maybe a bit high given the slight slow down in the market. They are certainly using 130 The Village #205 as a comparable which was listed at $1,289,000 but sold at $1,450,000 back in January. That said the market back then was a frenzy. Given the great ocean views we anticipate there will be plenty of interest in the condo.
That said it’s important to note that the condo is currently tenant occupied until July 2026 at $5,150 a month and new owner would have to assume the current tenants and lease. Ok if you’re an investor but not so much if you plan to live in it.

The latest listing in The Village area is a single level condo in the Seascape 3 building at 520 The Village. The unit is nicely remodeled and updated but, unfortunately, the low location in the building means no real ocean view.
