The condo offers pretty sweeping ocean views and has been upgraded over the years. The colors and updates feel pretty custom so may not be to everyone’s taste but the home is in great shape and all the heavy lifting has been done. And oh yeah…..the views.
Seascape 2 has a very nice central courtyard area hosting the beautiful pool and jacuzz and some nice grass areas. #307 offers two side-by-side parking spots. HOA is on the high side (despite the recent special assessment) but does include earthquake insurance and master insurance policy, water, trash and sewer.
In our opinion the home is priced appropriately although maybe a bit high given the slight slow down in the market. They are certainly using 130 The Village #205 as a comparable which was listed at $1,289,000 but sold at $1,450,000 back in January. That said the market back then was a frenzy. Given the great ocean views we anticipate there will be plenty of interest in the condo.
That said it’s important to note that the condo is currently tenant occupied until July 2026 at $5,150 a month and new owner would have to assume the current tenants and lease. Ok if you’re an investor but not so much if you plan to live in it.

. Other than the older feeling tile countertops and original (but painted) cabinets in the bathrooms, it’s nicely updated. It’s an end unit so the great news is that it has extra windows making for a very bright interior…..the downside is that it’s the unit closest to fairly busy Catalina Ave so it’s a bit busy out the back bedroom window. It has a decent ocean view from the balcony but no real view from inside the unit. HOAs are always high in Seascape 3 and there’s an approximately $50K per unit special assessment that the seller isn’t planning on paying so that needs to be factored into value.
