The latest sale in the Seacape and Village buildings in South Redondo Beach was a 3rd floor , 2 bedroom condo with some really nice ocean and harbor views. The listing agent was Liz Cotton of Remax. The condo had been nicely remodeled with laminate flooring in the living areas, travertine in kitchens and bathroomss, stone countertops, stainless appliances, recessed lights and more. Slower Month, Bigger Prices – Redondo Beach Home Sales

September Home Sales and Prices in Redondo Beach

Last month may have been a bit slower in terms of the number of homes sold, but prices were impressive to say the least. There were only 40 closed home sales in September 2023 compared with 65 in August.

The average home price was over $2,000,000! The average “asking” price was $2,036,675 and the average sold price was an incredible $2,004,165. The median sold price was an impressive but more reasonable $1,492,500.

Homes that sold averaged $922 per square foot and averaged 43 days on market before going into pending status which was considerably higher than the 27 DOM in August.

One of the 40 homes that sold last month was a condo in Seascape 2 at 110 The Village #309 that sold for $1,277,000. This was a two bedroom single level condo with nice ocean views.

The top sale of the month was an oceanfront home at 417 Paseo De La Playa that sold for $17,500,000. Technically the homes in the Hollywood Riviera are in Torrance, but with a Redondo address.

Aiming for the all time price record – Village Condo Listing at $875,000

650 The Village #208, Redondo Beach, CA 90277 – Listed at $875,000

New condo hits the market in line with the recent sale of 640 The Village #214 which sold at $875,000…..the highest price for a 1 bedroom condo ever in the Village.

This would have been a pretty unheard of price until recently. This newest condo has been nicely updated but it’s both further back in the building compared with 640 #214 and the equivalent of one floor lower meaning views are nice but not really comparable.

We’ll have to see if the market has now reajusted to this new price point or if that was just a unique situation. No doubt that the market is humming along so we’ll keep our eye on this one.
