Welcome to the April recap for home sales and home prices in Redondo Beach California.
The pace continued to improve for Redondo Beach real estate with only 42 homes closing escrow which was just about the same as March with 43. Both were still on the slower side but a big improvements from the first few months of 2023.
The average “asking” price was $1,589,138 with the average sold price at $1,589,782 which was considerably higher than the average price in March which was $1,423,964.
Homes averaged $857 a square foot and 40 days on market before going into escrow.
One of the sales was in The Village and 2 of the sales were on the Esplanade (see in blue below)

The real estate market in Redondo Beach is alive and well given that a few recent
condo listings quickly went into escrow. We’re going to see just how hot the market is with the newest listing at 640 The Village #214. This one bedroom is the highest priced listing by a wide margin.
Listed at $899,000 if it sells anywhere near this price, it would be the highest priced 1 bedroom condo sale in the Village of all time…..by a considerable amount.
The condos in The Village all have the same layout and same square footage so they’re generally pretty comparable…..with some definite differences including views, location in the building etc. This is a 2nd floor condo in the 640 the Village so it’s equivalent to a 3rd floor in other buildings (however there is more value in 3rd floor as there is nobody above)
The two previous highest condo sales (and only 1 bedrooms ever to sell over $800,000) were at 620 The Village #312 (top floor unit) which sold for $800,000 on 8/2/22 and 630 The Village #112 which sold for $805,000 on 4/12/22. The first was a top floor unit which always sells for more and the 2nd…..well we’re not sure how or why that sold for the record as it’s a first floor condo.
At $899,000 this condo is priced at $1,452 a square foot which is already way higher than the $1,300 (ish) a square foot the two previous highest sales were at. Average price per foot for all one bedrooms sold in 2022 was $1177.
The condo has been nicely updated and has fantastic views. The condo also has hardwood floors which we’ve never seen in a 2nd or 3rd floor unit (…..we’ll just leave it at that)
Having said that it’s going to be a real challenge to see this sell.

Welcome to the 2022 real estate market recap for condo sales in The Village Redondo Beach and Seascapes 1, 2 and 3. Overall it was a
fantastic year for both the number of home sales and the prices that they sold for.
There were 29 on market condo sales in this area of South Redondo Beach. The average list price was $890,014 with the average sold price at $905,784 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price towards the end of 2022.
The average price per square foot was $1076 and homes averaged 22 days on the market before going into escrow. Take a look below at all of the homes that sold in The Village and Seascape.

Our most recent condo sale in Redondo Beach was a beautiful ocean view 1 bedroom condo in The Village located at 640
The Village #104, Redondo Beach CA 90277.
The condo was scheduled to hit the market in mid January after doing some updating and upgrading, but the sellers asked that we try to find a buyer prior to doing any renovation. We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.
Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking so they’re almost a full story higher than the other buildings.
The oceanview condo market has definitely picked up the pace in 2023 with some great new listings hitting the South Redondo market. The newest luxury condo for sale in South Redondo Beach is a rare top floor penthouse unit offering not only the usual two bedroom
layout but the bonus of an upstairs oceanview loft and deck. The additional space brings the total square footage to over 2,000 and the views from both levels are amazing. This beautiful property is listed by Rob McGarry of Vista Sotheby’s International Realty.
The home has been updated with a newer kitchen, new carpet, paint upgraded baths and more.
The Seascape 3 HOA fees are always high being close to $1000 a month. There is an approximately $50K per unit special assessment but the seller has already paid this….so the bill is taken care of.
Seascape 3 is ideally located behind the Redondo Beach Pier and King Harbor and is just a short stroll to the beach and bikepath.
