If the address of this latest listing sounds familiar, it likely is. 650 The Village #108 was on the market for almost a year….from September 2023 to August 2024 at $850,000 and then pulled off. It’s back on the market in late 2025
It is now priced at $880,000 which seems very challenging given the highest sale price of 2025 in The Village for a 1 bedroom was $799,000 for a 2nd floor unit in the 660 building. There is also 650 The Village #108 (same building but lower floor less view) currently for sale at $749,000.

There is currently no listing description but based on the photos and our past tour, the home is in good shape with some updating done in the kitchen and bathroom. The view from the second level is a bit better than the photos convey but it is towards the rear of the building.
The Village has a nice pool and spa area but also has access to the resort level facilities of the adjacent Ocean Club including fitness center, pool and spa, deli/market and harbor view outdoor deck.

If you’ve dreamed of living ocean front, of sleeping to the sounds of the waves, of walking to the beach at any moment……it doesn’t get much better than the Esplanade of Redondo Beach.
Due to zoning allowing some much larger condo complexes South Redondo has some fantastic ocean front condos at prices more affordable than you might think.
Located along the world famous Esplanade, The Ocean Plaza building is located at 531 Esplanade, just south of King Harbor and the Redondo Beach Pier area, and a short distance to the charming retail and dining area of Riviera Village.
The first building as you head south is located at 531 Esplanade and is known as the Ocean Plaza. This building features a pool, workout room and is located on the bluffs in South Redondo. Although oceanfront, most of the units at 531 Esplanade are at an angle and do not look straight out on the ocean. While you don’t quite get the “right on top of the sand” feeling that you do in some of the other buildings….it’s generally priced a bit lower with larger units. All units in 531 have some views with units higher up having more dramatic and unobstructed views.
The building does have some true “ocean front” units which are rare but there is often one of the units on the north or south side of the building and most offer pretty stunning views of the beach and ocean. The north facing units have great views of King Harbor and the Redondo Pier and the south facing units have views of PV and the coastline. All units are accessible through the inside of the building which some owners like, but units are down a rather dark hallway.

565 Esplanade offers one to two bedrooms condos with the majority of the condos being one bedroom units generally around 700-800 square feet. Two bedroom units are much larger as range between anywhere from 1,050 to 1,427 square feet. Built in 1971, there are 64 units with the majority having “partial” ocean views.
HOA dues are generally around $563 as of 2025 and the complex offers an oceanfront spa but no pool.

The layout is pretty standard for Seascape 3 with angular wall separating the living nd primary, one of the bedrooms to the rear of the unit and the other sitting on the side of the living room with a large balcony extending to both the bedroom and living room. The low location in the building means limited ocean views that are somewhat susceptible to being blocked by trees when not recently trimmed. That said there is some ocean and harbor views to be had and sunsets are still spectacular.
The home has been updated over the years with bamboo floors,automated blinds, an updated kitchen with stainless appliances, an abundance of cabinet space, granite countertops and in unit stackable laundry closet.

Redondo Beach Average Home Price at $1,772,264
August 2025 was a very impressive month for average home prices in Redondo Beach. While the number of homes that sold dropped a bit from July the prices were pretty incredible.
57 homes sold in August compared with 67 in July
The average “list” price for the homes that sold was $1,794,473 with the average sold price at and extremely impressive $1,772,264. This was a big jump from the already impressive $1,635,025 in July, $1,661,065 in June.
Homes averaged $900 a square foot and 40 days on the market (DOM) before going into escrow.
Of the homes that sold only 1 was in The Village area and was a penthouse unit at 110 The Village #507 that sold for $1,739,000. 33 were in north Redondo Beach 90278 zip at an $1,602,591 average price. 16 were in south Redondo Beach 90277 with an average price of $1,847,226 and the rest were home sales in the Hollywood Riviera with a Redondo Beach 90277 mailing address but the homes are actually in the city of Torrance.
