While this condo isn’t entirely a “new” listing it’s a new price.  It was originally listed for $915,000 back in April and pulled in June.  It’s back at an improved price of $845,000.

The Sand Castle is comprised of 2 buildings, each with 4 levels of condos.  Every level other than the 5th (ground floor of the rear building) and partially 6th feels like you’re literally on the ocean.  Unit 302 is in the further west building and you feel more like you’re on a cruise ship with endless ocean views.

The home appears to have some moderate updates and upgrades including the kitchen and fireplace.

In our opinion the condo is priced very well given the last 2 one bedroom units sold for $850,000 and $885,000 (which was very surprising given that it was a 5th floor unit with very limited ocean view and there is a current 5th floor unit listed at $745,000!)

The Sand Castle is comprised of 2 buildings, each with 4 levels of condos.  Every level other than the 5th (ground floor of the rear building) and partially 6th feels like you’re literally on the ocean.  All of the condos are 1 bedroom units other than the 4th and 8th floors which are the top level of each building and feature penthouse style 2 bedrooms with top of the world views.

#407 is one of them….the views are incredilble and it’s basically nothing but ocean and the sounds of crashing waves.  The home has been updated over the years with some of the upgrades (like the kitchen) being a bit more contemporary finishes than some other areas.

The home was on the market in 2024 at $1,595,000 but didn’t sell so they’re going with a different price and a different realtor.

The last 2 bedroom to sell was #401 that sold for $1,740,000 in 2024 although that was a end unit so it had a second balcony and even bigger views.  That condo sold for almost $400,000 above list price!

We’ve always been big fans of Seascape 2 and it doesn’t get much better than the top floor penthouse units.  Unfortunately they rarely hit the market but this is the second listing in the past 2 months.

Not only are the views better at the top, but the penthouse units have an additional loft making the square footage much larger than normal at approximately 1,800 feet.  The loft also means a second oceanview deck.  Owners use the loft for everything from home office to guest room.
