The condo is a bit dated but certainly appears very well maintained.  Unit #103 offers assigned side-by-side parking, in unit washer and dryer, central a/c and heating, and the HOA dues includes gas and water. 

Riviera Shores doesn’t offer much in the way of amenities but the building does have a spa and sauna.  The walkways are all exterior (matter of preference but we always like this feature) so no long and dark hallways.

2 Bed 640 The Village #216 Sells Well Below List at $1,200,000

2 bedroom Oceanview Condo Sells in The Village

As we rarely see two bedroom units hit the market in The Village condo buildings, and even fewer that offer this view, it was surprising to see this home on the market as long as it was.  It was originally listed in April for $1,450,000.  Most 2 bedrooms sell quickly so despite the high price it was unusual to see it on the market for almost 6 months.

The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and King Harbor views.

The home needed some cosmetic work but some heavy lifting had been done and that said it was just as nice as unit #217 that sold off market in 2023 for $1,350,000 which, in our opinion, was a higher number than we envisioned value being at.

The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.

#216 was a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices.
