There were 55 sold homes in Redondo Beach in October compared with 48 in September and 57 in August..
The average asking price was $1,742,189 with the average sold price at $1,705,178 which was a huge increase over the average price of $1,506,876 in September.
Homes averaged $881 fairly similar to prior months. Homes averaged 40 days on market before going into escrow which was a week longer than in September.
Of the homes that sold 32 were in north Redondo Beach in the 90278 zip with an average price of $1,500,277.
23 were in south Redondo Beach or 90277 (including some Hollywood Riviera homes) at an average price of $1,990,258.
Of the homes that sold 4 were in the Village and Seascape condos in South Redondo Beach and 2 were oceanfront condos on the Esplanade.

As we rarely see two bedroom units hit the market in The Village condo buildings, and even fewer that offer this view, it was surprising to see this home on the market as long as it was. It was originally listed in April for $1,450,000. Most 2 bedrooms sell quickly so despite the high price it was unusual to see it on the market for almost 6 months.
The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and King Harbor views.
The home needed some cosmetic work but some heavy lifting had been done and that said it was just as nice as unit #217 that sold off market in 2023 for $1,350,000 which, in our opinion, was a higher number than we envisioned value being at.
The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.
#216 was a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices.
This one was defnintely not like the others. Top floor penthouse 2 bedroom units are pretty rare in the Sandcastle building but when you combine 2 units and one is a corner….it’s pretty incredible.

The Sand Castle, located at 615 Esplanade in South Redondo doesn’t have 4 bedroom units….until now. #412 is actually two merged 2 bedroom penthouse units to make one unicorn type condo with twice the bedrooms, twice the square footage and pretty much twice everything (other than kitchen)
The home has been beautifully updated and remodeled with a real coastal/nautical vibe matched only by the views out front. This home is definitely not like the others……

The newest condo to hit the market in south Redondo Beach is a rare top floor studio condo in The Village. The reason they are so rare is that there are only six studio units per building (majority are 1 bedrooms). The studios are the furthest east in the buildings so unfortunately views are from further back. That said the top floor units have very nice views even from the back.

This studio condo has been nicely updated with new hardwood floors (may want to check on that as generally hardwood floors are only allowed in first floor units).
