The newest addition to the oceanview condo market in The Village is a 1st floor condo in the 640 building.

One of the really nice features of the 640 building (and the 630 building) is that it has two levels of parking underneath, meaning every floor is basically the equivalent of a level higher in the other buildings. Despite being on the first floor, this unit is roughly the elevation of a 2nd floor unit in the other buildings. Higher elevation means bigger views and isn’t that what we’re here for?
Another benefit to the location is that only first floor units can have floors that are not carpeted. While the current floors are tile which gives it a pretty dated look and feel, you can keep as is or install wood floors that would make all the difference in the world. You can’t do that on floors 2 and 3.
The kitchen has been somewhat updated and ceilings have been smooth coated so no popcorn ceilings which is both nice from an asthetic standpoint, but also makes it feel a bit more open and bright.
Overall this condo could use a bit of a refresh but 1st floor units in the 640 buidling are always worth a look and the condo is priced accordingly.

2023 Recap - 19 Condos and Townhomes Sold in The Village and Seascapes
It was a great year for ocean view condo and townhome sales in The Village and Seascapes 1, 2, and 3.
There were 19 total condo and townhome sales in the 4 complexes. For the homes that sold the average list price was $1,140,995 with an average sales price of $1,127,194.
The median sales price was $1,180,000. Homes averaged $980 per square feet and average days on market was 48….although the median days on market was a very brief 16.

Let’s take a look at the month that was in Redondo Beach.
October 2023 was a busier month for Redondo Beach real estate with 51 closed escrows compared to 40 in September. Price were quite a bit lower but that was due to a few multi million dollar home sales in September that drove up the average.
The average “list” price was $1,466,377 with the average sold price at $1,466,546 which is pretty incredible.
Homes averaged $881 a square foot. Homes that sold averaged 35 days on market before going into pending status.

It was a great month for home sales and especially home prices in Redondo Beach during June.
It was a solid month in terms of the number of homes sold for Redondo Beach real estate with 54 home sales in June compared with 62 in May.
Prices were impressive to say the least! The average “listing” price was $1,594,072 with the average sold price at $1,629,221 meaning that once again homes generally sold above the list price.
The average price per foot of the sold homes was $972 a square foot which was $110 more then in May. Homes that sold averaged only 26 days on market before going pending.
