New to the market is a 1st floor one bedroom condo located at 620 The Village #105. This is a probate sale requiring court confirmation so patience is definitely required! The condo is in fairly nice condition and the the first floor location has pros and cons. Unfortunately the location doesn’t really allow for a view as it’s on the lowest level and pretty far to the east of the building (further from the water). The benefit of first floor is that it’s the only level that’s allowed to have hardwood floors. One nice aspect is that the 620 building is very far from the busy street of Catalina so compared with some higher number buildings there’s no traffic noise.
With only active 19 homes for sale in all of Redondo Beach, it’s nice to see that one of them is in The Village. There had been a rare studio in the 630 The Village building but that’s now in escrow. This latest addition is a ground floor unit in 650 The Village. It’s been nicely remodeled and the kitchen wall facing the living room has been removed (not sure how as usually only 3rd floor units can remove the whole wall) so it has a nice open feel. As only 1st floor condos can have hardwood floors that’s the tradeoff….views are not as good but flooring is upgraded. The $678,000 list price is pretty high for a first floor unit but given that there’s high demand and almost nothing to buy, this could likely end up in that vicinity. The last 1st floor 1 bedroom sold in April for $629,000 but in this real estate market…..that was a long time ago.
It must be something in the air but two of the most recent listings in The Village Condos and Townhomes have both been 2 bedroom units. There are only 2 two bedrooms per floor (compared with 12 one bedroom condos per floor) so in general we rarely see them come available. The latest sale just recently closed at $1,100,000 for a top floor two bedroom. The newest listing is another 2 bedroom in the 620 building and while it’s been beautifully remodeled, the real head turner is the price. Given that the last one sold at $1,100,000 it’s pretty hard to determine where the $1,500,000 price come from on this one. The view are great which is typical of most of the 2 bedrooms (they are always the end units closest to the ocean so they are always the best and most direct views) but it’s hard to see how they’re going to get anywhere in this vicinity. We certainly wish them the best of luck as there are plenty of homeowners in The Village that would love to see a new record set (by hundreds of thousands of dollars). The unit offers 2 bedrooms, 2 baths and just under 950 square feet. Take a look and if interested we would be happy to arrange a private showing.
