As we rarely see two bedroom units hit the market in The Village condo buildings, and even fewer that offer this view, it was surprising to see this home on the market as long as it was.  It was originally listed in April for $1,450,000.  Most 2 bedrooms sell quickly so despite the high price it was unusual to see it on the market for almost 6 months.

The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and King Harbor views.

The home needed some cosmetic work but some heavy lifting had been done and that said it was just as nice as unit #217 that sold off market in 2023 for $1,350,000 which, in our opinion, was a higher number than we envisioned value being at.

The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.

#216 was a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices.

We haven’t seen many listings in Seascape 3 lately and the latest listing is a fairly rare townhome style property.  That said there’s another townhome coming to the market this week at 530 The Village #114 which is an updated and upgraded unit that will be listed at $1,749,000. 

Most of the units in Seascape 3 are single level conods with just six total townhomes so it’s pretty amazing to see two for sale at the same time. 

The one drawback is that the townhomes are on the east side of the property so no oceanviews, although they do look over the pool and courtyard area.  

The townhomes offers some spacious areas over two levels including a pretty huge living room as well as some large bedrooms….the two primary suites which encompass the entire 2nd floor are especially large and the soaring ceilings give them an even greater sense of space.  One of the 3 bedrooms is on the first level making it a nice space for guests or as an office.
