Only One Condo Currently on the Market in The Village in Redondo Beach

There have been a number of new listings lately and a number of pending condo sales and, at the moment, there is only one remaining condo for sale in The Village. This current listing is priced at $599,000 and is a first floor unit in the 630 building. Normally first floor units have pretty limited views, especially in the lower unit numbers (as their further east in the buildings) but the 630 building is a bit different. Generally speaking each floor in the 630 and 640 buildings is the equivalent height and views to a level above in the other buildings due to 2 levels of parking below instead of one. The Year that Was – 2019 Home Sales in The Village and Seacape Redondo Beach

2019 was a solid year both in terms of the number of homes that sold but especially the prices.  There were 24 condos that sold in the 4 complexes of The Village and Seascape with a  median list price of $794,000 and a median sales price of $782,500.  Anytime the sales price is higher than the list prices it is an indication of a strong “sellers” market.  The lowest priced sale of the year was at $480,000 for a top floor studio unit (was the highest priced studio ever sold) at 610 The Village #302, with the highest priced sale of the year being a penthouse 2 bedroom + loft in Seascape 3 that sold for $1,275,000.

The average price per foot (keep in mind this can vary dramatically due to views and whether remodeled) was $835 and the average days on market was 43.

Does the recent listing and sale at 640 The Village #105 indicate that the market may be slowing?

Does the recent listing and sale at 640 The Village #105 indicate that the market may be slowing….or was it just a victim of circumstances and timing.  This was a one bedroom, first floor unit without much of a view but it sold considerably below any sale in 2018.  The home sold at $579,000 after considerable time on the market.  The condo was originally listed on October 19th, and went into escrow after 2 full months on December 20th.  While the time of year didn’t help it may definitely be more than just timing.  Again the home was in clean condition although the kitchen needed some updating and upgrading as well as the bathroom.  Having said that it was still very surprising to see it sit that long and sell at that price.  The previous 5 sales (since September) are below and the lowest priced one bedroom (other than 640 #105) sold at $640,000.  Only time will tell if the market is cooling or whether it’s just temporary like the weather.
