It isn’t often that a 2 bedroom sellss in The Village as they are fairly rare to even hit the market.  We’re happy to report that a 2 bedroom top floor condo did just sell for the full price and closed at $1,100,000.   As they are so rare it’s no surprise that 610 The Village #317 closed pretty quickly.   610 is the furthest north of The Village buildings which definitely puts it in a fairly quiet location.  The home was in nice condition and had been well maintained but was a bit dated and there was some value add possibilities.  Having said that the views were wonderful and it was in great shape so it’s a great buy for the new owner.   With one bedrooms nearing the high $700s now, $1,100,000 for a top floor two bedroom in this condition was just about right.

Due to the layout and configuration of the buildings in The Village (600 addresses) each floor only has two 2 bedroom units so they just don’t come available very often. With a 3rd floor location it means it’s just about as close to the water as the condos get. The units are just a bit under 1,000 square feet and have a nice open layout. As with all of The Village the grounds and amenities, including the use of the neighboring Ocean Club facilities, are fantastic.

Two Bedroom In the Village Hits the Market at a Pretty Stunning $1,500,000

It must be something in the air but two of the most recent listings in The Village Condos and Townhomes have both been 2 bedroom units. There are only 2 two bedrooms per floor (compared with 12 one bedroom condos per floor) so in general we rarely see them come available.  The latest sale just recently closed at $1,100,000 for a top floor two bedroom.  The newest listing is another 2 bedroom in the 620 building and while it’s been beautifully remodeled, the real head turner is the price.  Given that the last one sold at $1,100,000 it’s pretty hard to determine where the $1,500,000 price come from on this one.  The view are great which is typical of most of the 2 bedrooms (they are always the end units closest to the ocean so they are always the best and most direct views) but it’s hard to see how they’re going to get anywhere in this vicinity.  We certainly wish them the best of luck as there are plenty of homeowners in The Village that would love to see a new record set (by hundreds of thousands of dollars).   The unit offers 2 bedrooms, 2 baths and just under 950 square feet. One Bedroom Oceanview Condo on the Market at 650 The Village #203

Two new listings just hit the market in The Village with a rare top floor 2 bedroom and a 2nd level one bedroom.  We think that the 2 bedroom will sell quickly but with a price of $699,000 for a 2nd floor east of the building (furthest from the water) location we’ll have to wait and see how quickly 650 The Village #203 sells.  It’s in great condition and offers a decent ocean view but $700K is still a big number for a one bedroom in this location.  Having said that it’s been a crazy seller’s market and with little for sale…..it just might reach that number.  The last 4 one bedrooms sold at $637,000 (first floor), $705,000 (top floor), $629,000 (first floor) and $685,000 (2nd floor same building).

630 The Village #312 Hits the Market at $650,000

The newest addition to the ocean view condo market in South Redondo is this one bedroom top floor unit in The Village.  We really like this condo  as top floor units just don’t come around all that often……and top floor units towards the front of the building are even more rare.  The views from this unit are pretty special.  As with all of the one bedrooms in The Village this unit offers approximately 619 square feet.

120 The Village #308 Sells for a Big Number in Seascape Two

The only condo sale in the Village and Seascape complexes during January was a very large one bedroom in Seascape Two that just recently closed at $850,000. It was a very nicely updated and remodeled 3rd floor unit with over 1,000 square feet with nice, but not straight on, ocean views.  Originally listed for $829,000 it sold very quickly and went into escrow after only 4 days.
