Slower January Sees Only 31 Homes Sell in Redondo Beach

January Home Sales Recap for Redondo Beach

Redondo Beach Average Home Price $1,641,500 in January

The real estate market started 2026 off slow with only 31 homes closing escrow in January. Compare that with 49 in December.  It was completely expected as December is always a very slow month for new listings and escrows due to the holidays.

31 homes sold during the month compared with 49 closed escrows in December, 46 in November, and 60 in October.

The average list price was $1,652,432 and the average sale price at $1,641,500 which was a jump from $1,587,060 in December and $1,614,231 in November.

The average price per square foot was $858 and homes averaged a fairly brief 41 days on the market (DOM) before going into escrow.

Of the homes that sold 8 were in south Redondo Beach or 90277 with an average price of $1,883,625 and an average of 41 days on market.  There were no sold condos in The Village or Seascape and only one on the Esplanade.  The oceanfront condo at 727 Esplanade #302 sold for $2,400,000.

20 were in north Redondo Beach 90278 with a $1,563,875 average price and 34 days on market. 

 

The rest were  in the Hollywood Riviera with a Redondo Beach 90277 mailing address but the homes are actually in the city of Torrance.

51 Home sales with an Average Sales Price of $1,466,546

Let’s take a look at the month that was in Redondo Beach.

October 2023 was a busier month for Redondo Beach real estate with 51  closed escrows compared to 40 in September.   Price were quite a bit lower but that was due to a few multi million dollar home sales in September that drove up the average.

The average “list” price was $1,466,377 with the average sold price at $1,466,546 which is pretty incredible.

Homes averaged $881 a square foot. Homes that sold averaged 35 days on market before going into pending status.

The Village Real Estate Recap – 2018 Year in Review

2018 Home Sales in The Village

2018 was a great year for home sales in The Village with prices reaching all time highs.  There were 12 on market condo sales in the complexThe Village condos Redondo Beach with the lowest price being 2 studios that both sold at $460,000…the most recent at 610 The Village #202 which closed on December 17th.  The highest priced sale of the year was at $662,000 for a second floor one bedroom unit at 650 The Village #204.  While not on this list there is currently a very rare 2 bedroom on the market at 610 The Village Unit#116.  While it has surprisingly nice views for a first floor condo, the price has definitely been a challenge.  It was listed at $929,000 back on 12/18 and is still on the market (as of 2/7/19).  It’s a challenge for realtors and sellers alike to price two bedroom units as there are so few sales, and it’s hard to compare them with 2 bedroom units in the Seascape buildings.

The Village and Seascape Redondo – 2018 Real Estate Year in Review

2018 was a great year for home sales in the ocean view condo complexes of The Village and Seascapes One, Two and Three.  The majority of the sales were in The Village complex with the addresses in the 600s.  There were 23 on market home sales during the year with the majority being in the Village.  Of the 23 sales there were 10 homes sold in The Village (600 buildings) followed by 6 in Seascape Two (100 The Village addresses) 4 in Seascape One (200 The Village addresses) and only one sale in Seascape 3.  The two lowest priced sales were 410 foot studios in The Village that both sold at $460,000 and the highest sale of the year was a 1,557 foot 2 bedroom in Seascape 3 with nice ocean views that closed at $934,000.

What’s for sale currently?

There are a few homes currently on the market on the higher end of the pricing with a very rare 2 bedroom at 610 The Village #116 priced at $929,000, a two bedroom in Seascape 3 priced at $968,000, and a 3rd floor 2 bedroom unit with big ocean views in Seascape One priced at $1,100,000 and is currently under contract.  Click here to see all of the current homes for sale in The Village and Seascape.
