The oceanview condos complexes known as The Village and Seascapes are primarily single level condos but they do have some multi-level townhome options as well. Seascape 1 has several townhomes and, in addition to the fact that there are no neighbors above or below, they have an attached 2 car garage which is a big difference.
This latest townhome located in the Seascape 2 building at 150 The Village #6 was barely on the market before going into escrow. Fro what we understand it was a very strong offer and congrats to the sellers for the home selling so quickly. The townhomes are the homes closest to the water/harbor so they do offer some nice views although they are often much lower elevation than the condos. Learn more about Seascape 2 in Redondo Beach. It’s not surprising to see record home prices in the current Redondo Beach real estate market, but this recent sale in The Village blew us away. Listed at $750,000 this home was only active for one weekend before going into escrow and closed at a jaw dropping $805,000. The previous record was $752,000 and that was for a third floor (which is the top floor and always more valuable) unit. In general first floor units sell for less due to the views being less exciting.
Having said that this one had about as nice a view as you can get on the first floor and the first floor does have two advantages…they have much larger balconies and it is the only level that can have hardwood floors (due to nobody being underneath)
Overall this was a beautiful condo that was in fantastic shape and beautifully remodeled.
With only active 19 homes for sale in all of Redondo Beach, it’s nice to see that one of them is in The Village. There had been a rare studio in the 630 The Village building but that’s now in escrow. This latest addition is a ground floor unit in 650 The Village. It’s been nicely remodeled and the kitchen wall facing the living room has been removed (not sure how as usually only 3rd floor units can remove the whole wall) so it has a nice open feel. As only 1st floor condos can have hardwood floors that’s the tradeoff….views are not as good but flooring is upgraded. The $678,000 list price is pretty high for a first floor unit but given that there’s high demand and almost nothing to buy, this could likely end up in that vicinity. The last 1st floor 1 bedroom sold in April for $629,000 but in this real estate market…..that was a long time ago.
It’s been a while since we’ve seen a 2 bedoom condo hit the market in The Village and as this one’s a top floor unit we’re excited to take a look. Coming soon to the Village is a very rare top floor 2 bedroom unit. Due to the layout and configuration of the buildings in The Village (600 addresses) each floor only has two 2 bedroom units so they just don’t come available very often. With a 3rd floor location it means it’s just about as close to the water as the condos get. The units are just a bit under 1,000 square feet and have a nice open layout. As with all of The Village the grounds and amenities, including the use of the neighboring Ocean Club facilities, are fantastic.
There have been a number of new listings lately and a number of pending condo sales and, at the moment, there is only one remaining condo for sale in The Village. This current listing is priced at $599,000 and is a first floor unit in the 630 building. Normally first floor units have pretty limited views, especially in the lower unit numbers (as their further east in the buildings) but the 630 building is a bit different. Generally speaking each floor in the 630 and 640 buildings is the equivalent height and views to a level above in the other buildings due to 2 levels of parking below instead of one. 2019 was a solid year both in terms of the number of homes that sold but especially the prices. There were 24 condos that sold in the 4 complexes of The Village and Seascape with a median list price of $794,000 and a median sales price of $782,500. Anytime the sales price is higher than the list prices it is an indication of a strong “sellers” market. The lowest priced sale of the year was at $480,000 for a top floor studio unit (was the highest priced studio ever sold) at 610 The Village #302, with the highest priced sale of the year being a penthouse 2 bedroom + loft in Seascape 3 that sold for $1,275,000.
The average price per foot (keep in mind this can vary dramatically due to views and whether remodeled) was $835 and the average days on market was 43.
