Just hitting the market in South Redondo Beach is a rare 410 square foot studio in The Village.  The home was remodeled and has a nice clean kitchen that has been opened up to the main area to give it a better sense of space than you would think given the size.  Priced at $679,000 the condo is definitely on the high end but with the crazy market we’ll have to wait and see whether buyers are willing to pay that much of a premium.

The Village complex is one of our favorites.  Landscaped grounds, both “owners” pool, spa and BBQ areas as well as access to the adjacent Ocean Club amenities makes for a great resort feel.  All of this located just east of the pier and minutes to the beach and bike path.

Rare 2 Bedroom Oceanview Condo At 620 The Village #217

The newest addition to the oceanview condo market in Redondo Beach CA is a fairly rare 2nd floor two bedroom condo with an asking price of $1,000,000. As with all of the 2 bedroom condos this is the furthest west and closest to the water so the views are usually much better and more direct than the one bedrooms.  This home was listed at $1,500,000 back in 2021 but didn’t appear to really be for sale at the time and the sellers had other reasons for listing at that price point.  Given that the last 2 two bedroom condos sold for $1,100,000 and $1,147,000 we think this will sell pretty quickly.

The home has a nicely updated kitchen and is in great shape with very nice ocean and harbor views.

620 The Village #117 – 2 Bedroom Sells at a Big Price

One of the most recent sales in The Village in Redondo Beach was a fairly rare two bedroom condo that was listed at $1,099,000 and sold at an impressive $1,147,000.  The unit was in great shape and had a great coastal look and feel but the sales price was still surprising given the limited view.  As the 2 bedroom condos (6 per building) are always on the west side they have the best views of the floor.  The first floor in most of the buildings (a few have two levels of parking below so they’re basically one level higher) often has limited views and the 620 building is one of them.  One benefit to the first floor is that it’s the only floor that owners can have hardwood floors throughout.

The oceanview condos complexes known as The Village and Seascapes are primarily single level condos but they do have some multi-level townhome options as well.  Seascape 1 has several townhomes and, in addition to the fact that there are no neighbors above or below, they have an attached 2 car garage which is a big difference.

This latest townhome located in the Seascape 2 building at 150 The Village #6 was barely on the market before going into escrow.  Fro what we understand it was a very strong offer and congrats to the sellers for the home selling so quickly.  The townhomes are the homes closest to the water/harbor so they do offer some nice views although they are often much lower elevation than the condos.  Learn more about Seascape 2 in Redondo Beach.  The home was listed by Liz Cotton of Re/Max.

630 The Village #112 Smashes the Highest Price Record

It’s not surprising to see record home prices in the current Redondo Beach real estate market, but this recent sale in The Village blew us away.  Listed at $750,000 this home was only active for one weekend before going into escrow and closed at a jaw dropping $805,000.  The previous record was $752,000 and that was for a third floor (which is the top floor and always more valuable) unit.  In general first floor units sell for less due to the views being less exciting.

Having said that this one had about as nice a view as you can get on the first floor and the first floor does have two advantages…they have much larger balconies and it is the only level that can have hardwood floors (due to nobody being underneath)

Overall this was a beautiful condo that was in fantastic shape and beautifully remodeled.
