Does the recent listing and sale at 640 The Village #105 indicate that the market may be slowing?

Does the recent listing and sale at 640 The Village #105 indicate that the market may be slowing….or was it just a victim of circumstances and timing.  This was a one bedroom, first floor unit without much of a view but it sold considerably below any sale in 2018.  The home sold at $579,000 after considerable time on the market.  The condo was originally listed on October 19th, and went into escrow after 2 full months on December 20th.  While the time of year didn’t help it may definitely be more than just timing.  Again the home was in clean condition although the kitchen needed some updating and upgrading as well as the bathroom.  Having said that it was still very surprising to see it sit that long and sell at that price.  The previous 5 sales (since September) are below and the lowest priced one bedroom (other than 640 #105) sold at $640,000.  Only time will tell if the market is cooling or whether it’s just temporary like the weather.

The Village and Seascape Redondo – 2018 Real Estate Year in Review

2018 was a great year for home sales in the ocean view condo complexes of The Village and Seascapes One, Two and Three.  The majority of the sales were in The Village complex with the addresses in the 600s.  There were 23 on market home sales during the year with the majority being in the Village.  Of the 23 sales there were 10 homes sold in The Village (600 buildings) followed by 6 in Seascape Two (100 The Village addresses) 4 in Seascape One (200 The Village addresses) and only one sale in Seascape 3.  The two lowest priced sales were 410 foot studios in The Village that both sold at $460,000 and the highest sale of the year was a 1,557 foot 2 bedroom in Seascape 3 with nice ocean views that closed at $934,000.

What’s for sale currently?

There are a few homes currently on the market on the higher end of the pricing with a very rare 2 bedroom at 610 The Village #116 priced at $929,000, a two bedroom in Seascape 3 priced at $968,000, and a 3rd floor 2 bedroom unit with big ocean views in Seascape One priced at $1,100,000 and is currently under contract.  Click here to see all of the current homes for sale in The Village and Seascape.

Rare 2 Bedroom Hits the Market in The Village

It’s been a while since a 2 bedroom unit has been on the market in The Village, but 610 The Village #116 just came on the market priced at $929,000. As there are only two 2 bedroom units on each floor, or 6 per building, compared with 14 one bedrooms per floor, the 2 bedrooms are rare indeed. What makes them even more special is that the two bedroom condos are always at the end of the floor….the furthest west and the only straight on ocean views.

It wasn’t too long ago that anything that came up in The Village or Seascape building quickly went into escrow. It seems that of the listings that have come on the market in the past 90 days many are sitting unsold for months. Of the current active listings the average days on market for Seascape and The Village is 66 days and rising.  Several of the homes currently on the market have been on for several months with little or no interest.
