The oceanview condos complexes known as The Village and Seascapes are primarily single level condos but they do have some multi-level townhome options as well. Seascape 1 has several townhomes and, in addition to the fact that there are no neighbors above or below, they have an attached 2 car garage which is a big difference.
This latest townhome located in the Seascape 2 building at 150 The Village #6 was barely on the market before going into escrow. Fro what we understand it was a very strong offer and congrats to the sellers for the home selling so quickly. The real estate market in Redondo Beach took off after a few slower months (in terms of the number of homes that sold due to low inventory) with 74 on MLS homes closing escrow during the month, compared to the 37 homes that closed escrow in February.
The average “list” price for the homes that sold was $1,514,688 with the average sold price at $1,626,255 meaning that, in general, homes sold WAY higher than the list price. The average price per foot was $952 and median days on market was and extremely brief 7 before going into pending status.
Of the 74 homes that sold 5 were on the ocean side of the Esplanade, one was in Seascape 2 at 120 The Village and another in Seascape 1 at 240 The Village in South Redondo Beach
The latest Seascape 2 oceanview condo listing didn’t last long. 120 The Village #310 overlooked Czuleger Park but also featured some very nice ocean views. This nicely updated oceanview condo featured 2 bedrooms, 2 baths and offered great views from the deck and the unit. The single level condo was nicely remodeled with laminate flooring, beautiful kitchen, and more.

It was a very slow slow month for closed home sales in Redondo with only 37 on MLS homes closing escrow during the month. Compare that to the 71 homes that closed escrow in December and it’s not hard to see just how slow the market was.
Only one of February’s home sales was in The Village or Seascape. The 2 bedroom oceanview condo in Seascape 2 at 110 The Village #211 sold at $1,025,000.

Currently the only condo on the market in The Village and Seascapes is a top floor 2 bedroom unit in Seascape 1. Although Seascape One is just behind the Redondo Pier, it’s actually the only building in which some units face east. 240 The Village is a very nicely done condo with views of the open greenspace but unfortunately no ocean view.
We had seen this condo hit the market back in the late fall and after about a month on the market it was pulled off to do some work. It’s back on the market after about a month with a new look, some upgrades and enhancements and staging. It also has a new price of $1,025,000 (was originally lised in October for around $970,000 and then reduced a bit later to $940,000. The biggest challenge for the unit is the first floor location as it has a very limited view….but does have some ocean view.
