The latest sale in the Seacape and Village buildings in South Redondo Beach was a 3rd floor , 2 bedroom condo with some really nice ocean and harbor views.  The listing agent was Liz Cotton of Remax. The condo had been nicely remodeled with laminate flooring in the living areas, travertine in kitchens and bathroomss, stone countertops, stainless appliances, recessed lights and more.  This unit had a fireplace, interior laundry and 2 parking spots in the subterranean garage. The elevated third floor location made for a great view from the living room and master bedroom along with the spacious outdoor deck that extends from the living rooms sliders to the master bedroom sliders.

New condo hits the market in line with the recent sale of 640 The Village #214 which sold at $875,000…..the highest price for a 1 bedroom condo ever in the Village.

This would have been a pretty unheard of price until recently.  This newest condo has been nicely updated but it’s both further back in the building compared with 640 #214 and the equivalent of one floor lower meaning views are nice but not really comparable.

We’ll have to see if the market has now reajusted to this new price point or if that was just a unique situation.  No doubt that the market is humming along so we’ll keep our eye on this one.

Rare 2 bedroom townhome style home in The Village sells off market

We’re not clear on some of the details as this home wasn’t on the market, but it appears that this rarely seen townhome sold in mid August.  It doesn’t appear to be an same among family due to the names of the buyer and seller so it appears to be a legit sale.

The townhomes are pretty rare in The Village and the 2 bedroom units offer a nice open layout with living, dining and kitchen on the first floor and bedrooms up top.  The only problem with the layout is that sometimes the bedrooms have nice ocean views but the living level doesn’t which is true with 685 The Village.

The home last sold in 2020 at $901,000 and the market has certainly gone up since then so we’re not sure why the price of $871,000 as there are even one bedroom condos selling in that general price range these days.  When the home sold in 2020 it was in very nice condition with an updated kitchen, stainless appliances, newer paint and more.

Rare 2 bedroom in the Sand Castle on the Esplanade

We don’t have many details on the condition of this condo as it was never really on the market.  This rare 2 bedroom oceanfront condo at 615 Esplanade, known as the Sand Castle, just recently closed at a very impressive $1,550,000.  As no two bedrooms had sold in a while it would have been tough to know what this was worth……now we know.

The Sand Castle is comprised of a front and rear building with every unit having big views.  Only the 5th floor (and 6th to an extent) has blocked views due to the top of the front building.  Each building has one bedroom units on every level other than the top…..which happens to be the 4th floor in the front building.  Only the top floors of each building offer 2 bedroom units which is why they are so rare (and the fact that folks rarely want to part with them).  While we don’t know much about this particular unit….we do know that it had panoramic ocean and beach views so congrats to the buyer.

Sets the all time on market home price for a 1 bedroom condo in The Village

The real estate market for ocean view condos is clearly thriving and the recent sale of a one bedroom in the 640 building is clear evidence.  This one bedroom is the highest priced sale in the community by a wide margin.   What makes this even more surprising is that it was on the market for 140 days so you wouldn’t think the eventual offer would be this close to the listing price.  A huge congrats to the sellers and listing agents.

While it didn’t sell at it’s list price of $899,000 it did just close at $875,000 which was $70K higher than the previous record sale at 630 The Village Unit#112 which sold in April. Having said that there are 2 homes currently on the market that are listed at $875,000 and $834,000.

The condos in The Village all have the same layout and same square footage so they’re generally pretty comparable…..with some definite differences including views, location in the building etc.   This is a 2nd floor condo in the 640 the Village so it’s equivalent to a 3rd floor in other buildings (however there is more value in 3rd floor as there is nobody above)  The home was updated and somehow had hardwood floors which is very unique as it’s not technically allowed.

The condo had great views due to it being very far west in the building and in the 640 building which makes for an additional parking level moving all floors up a level.

Seascape 3 condos at The Village in Redondo Beach

One of the most recent home sales in The Village and Seascape buildings was a pretty rare townhome style home in the primarily single level condo complex of Seascape 3.

This was a flip as the same property sold at the end of March for $1.2M looking very different.   In it’s former iteration it was like a fun house with mirrors and design oddities everywhere.

An investor bought the property and did some fairly extensive renovation from all of the flooring, kitchens, bathrooms, fireplaces and more.

We thought that the list price of $1,649,000 was high given the amount of work that they did and the $1.2M that they purchased it for only months earlier, but it just goes to show how much people will pay for turn key condition.  The home sold at $1,660,000 which is even more surprising as it had been on the market almost 3 weeks before going into escrow.

It was unique given both the townhome design in a condo complex and the fact that it had no ocean view.  Big number indeed.
