The home appears to have some moderate updates and upgrades including the kitchen and fireplace.

In our opinion the condo is priced very well given the last 2 one bedroom units sold for $850,000 and $885,000 (which was very surprising given that it was a 5th floor unit with very limited ocean view and there is a current 5th floor unit listed at $745,000!)

#407 is one of them….the views are incredilble and it’s basically nothing but ocean and the sounds of crashing waves.  The home has been updated over the years with some of the upgrades (like the kitchen) being a bit more contemporary finishes than some other areas.

The home was on the market in 2024 at $1,595,000 but didn’t sell so they’re going with a different price and a different realtor.

The last 2 bedroom to sell was #401 that sold for $1,740,000 in 2024 although that was a end unit so it had a second balcony and even bigger views.  That condo sold for almost $400,000 above list price!
