As we rarely see two bedroom units hit the market in The Village condo buildings, it’s a bit surprising to see this one still on the market.
The makeup of the Village is the same in every building and every floor. The furthest east unit is a studio, all of the rest are one bedrooms and then only the furthest west units are 2 bedrooms. That means there are only 6 per building and they rarely come up for sale.
640 The Village #216 is one of these units and as of 7/2 it’s now been on the market for 71 days. The real estate market certainly seems to be cooling off a bit after years of being a “sellers” market but it’s still surprising.
The unit itself is in the 640 building which has the advantage of 2 levels of parking…..meaning the building is a floor higher (or close to) than other buildings meaning views are better compared with other buildings.
The unit itself is a combination of upgraded and not upgraded with a newer kitchen, opened up floorplan and more….but some older carpet and some unusual paint choices so it likely still has some work to be done down the road.
The views are pretty incredible as it’s high above the pier in front so panoramic ocean, pier and harbor views.

The newest listing in the Village and Seascape buildings is a one bedroom condo in The Village.
Located at 650 The Village #204 the oceanview condo has been nicely updated and kitchen wall partially removed to make for a more bright and open layout taking full advantage of the limited square footage.
Some of the upgrades include a remodeled kitchen with granite counters, stainless appliances and wall partially removed. Additional upgrades include recessed lights, popcorn ceiling removed, new bathroom and more.
One of the really nice features of the Village is the low HOA dues. For legal reasons long ago the residents of The Village are entitled to use the resort like amenities of the rental complex “Ocean Club” next door which helps mitigate costs.

The real estate market in Redondo Beach took off after a few slower months (in terms of the number of homes that sold due to low inventory) with 74 on MLS homes closing escrow during the month, compared to the 37 homes that closed escrow in February.
