2018 was a great year for home sales in The Village with prices reaching all time highs. There were 12 on market condo sales in the complex with the lowest price being 2 studios that both sold at $460,000…the most recent at 610 The Village #202 which closed on December 17th. The highest priced sale of the year was at $662,000 for a second floor one bedroom unit at 650 The Village #204. While not on this list there is currently a very rare 2 bedroom on the market at 610 The Village Unit#116. While it has surprisingly nice views for a first floor condo, the price has definitely been a challenge. It was listed at $929,000 back on 12/18 and is still on the market (as of 2/7/19). It’s a challenge for realtors and sellers alike to price two bedroom units as there are so few sales, and it’s hard to compare them with 2 bedroom units in the Seascape buildings.
It’s been a while since a 2 bedroom unit has been on the market in The Village, but 610 The Village #116 just came on the market priced at $929,000. As there are only two 2 bedroom units on each floor, or 6 per building, compared with 14 one bedrooms per floor, the 2 bedrooms are rare indeed. What makes them even more special is that the two bedroom condos are always at the end of the floor….the furthest west and the only straight on ocean views.
The two bedroom condos offer approximately 938 square feet with big ocean and harbor views, 2 baths and a nice oceanview balcony. Listed with Redfin, the condo at 610 The Village #116 is easy to see. Contact us for a private showing.
It will be very interesting to see how buyers respond to the price as the last on market sale was in June of 2017 and closed at $790,000.
Is the real estate market in the oceanview condos of The Village in Redondo Beach finally cooling off?
The one bedroom Village condos in Redondo Beach are a great indicator of the South Redondo real estate market over time as the units are all the same size and configuration. The ocean views make a big difference as well as the floor it’s on, but in general the units are pretty similar. Therefore the changes in values year over year make for a good indication of the direction the market is heading. It indicates while prices are still high the market is softening with a smaller increase in values from 2017 as well as a longer average days on market.
