Let’s take a look back at the year it was for real estate in Redondo Beach CA. What a year it was for both the number of homes that sold as well as the prices that homes sold for. There were 829 on MLS home and property sales compared with 861 in 2019. The median sales price was a very impressive $1,250,000. The homes only averaged 29 days on market before selling and the average price per foot was up quite a bit from 2019 to $651 a foot in 2020.
The newest listing in The Village is a first floor one bedroom in the 660 building priced at $675,000. This is a really big number for a first floor unit, but due to the location on the south side of the 660 building (which is the furthest south with no other buildings blocking the view) it actually has a better view than many of the 2 floor condos in the complex. The condo is nicely remodeled and in great shape. One benefit to the first floor location is that it’s the only floor that allows hardwood floors due to nobody being below. We’ll have to see if they can get close to this near record setting price.
Due to the layouts of The Village with primarily one bedroom condos, we don’t see too many 2 bedroom units sell. Not only is that 2 bedroom component rare, but the 2 bedroom units are always the furthest west with the most direct ocean views so they really are special. Recently a 2 bedroom condo in fairly original condition hit the market and it just closed at a sales price of $820,000. Although it needed quite a bit of work AND it was a first floor unit with some of the most blocked views of all the bedrooms….we still feel like the buyer got a very good deal at this price.
It didn’t take long for the recent listing at 685 The Village to go into escrow. The Village consists mostly of single level oceanview condos so a multi level townhome is definitely rare. We had the chance to look at the unit and there were no views from the main level but the upstairs bedroom and deck enjoyed nice ocean views. The home received multiple offers and quickly went into escrow. There’s clearly a high demand for ocean view homes at the moment. Listed at $860,000 it offered 2 bedrooms, 1 1/2 baths and a bit under 1,200 square feet on 2 levels.
October saw another great month for real estate in Redondo Beach CA. There were 88 homes and properties sold during the month which was a great number. Only one of the homes was in the Seascape buildings and none were in The Village. View the recent condo sales in The Village and Seascape.
The median “asking” price of the homes that sold was $1,082,000 with the median “sold” price at $1,077,000. The average price per square foot was $663 with a fairly brief average days on market (DOM) of only 35.
We’re not exactly sure why this keeps going in and out of escrow but the condo at 650 The Village #116 is back on the market once again. While this home could use some cosmetic work, the fact that it’s a 2 bedroom in a complex comprised of almost exclusively one bedroom units makes it unique. It’s a first floor condo so views are limited compared with other buildings and units but it’s still an opportunity.
