While this condo isn’t entirely a “new” listing it’s a new price.  It was originally listed for $915,000 back in April and pulled in June.  It’s back at an improved price of $845,000.

615 Esplanade #302 is listed by Philip Robinson of Redfin Corporation.

The Sand Castle is comprised of 2 buildings, each with 4 levels of condos.  Every level other than the 5th (ground floor of the rear building) and partially 6th feels like you’re literally on the ocean.  Unit 302 is in the further west building and you feel more like you’re on a cruise ship with endless ocean views.

The home appears to have some moderate updates and upgrades including the kitchen and fireplace.

In our opinion the condo is priced very well given the last 2 one bedroom units sold for $850,000 and $885,000 (which was very surprising given that it was a 5th floor unit with very limited ocean view and there is a current 5th floor unit listed at $745,000!)

One bedrooms are not all that uncommon in the Sand Castle at 615 Esplanade, but 2 bedrooms are rare and very special. The Sand Castle consists of 2 building each with 4 floors and the 2 bedrooms are only on the top floors. These penthouses not only mean nobody above, but windos are huge and given the view….that’s pretty special. Unit #401 is a penthouse corner unit in the front building.
